Repositioning of an asset

Our advice was sought to identify an ways of making an underperforming boutique hotel asset increase its rate of return.

Having discussed our client’s long term objective, an asset management plan was agreed with a change of use from hotel to office use being the route to increasing the income profile of the building.

We assembled a project team that included planning consultants, heritage experts as the building is listed, architects and project managers.

Having achieved planning permission for the building’s back to brick refurbishment and change of use to offices, this property will soon be in the hands of contractors ahead of keys being handed over to its pre let tenant.

Our role in this project includes:

  • Initial client consultation to define project brief and objectives

  • Assemble project team

  • Principal client liaison role across project team

  • Manage project team to achieve successful outcome

  • Identify and secure potential pre let opportunities for the asset

  • Liaise with legal team to drive the project to a conclusion
