Strategic asset management

Our client purchased 29 Museum Street from a long term, private owner that had neglected its property and asset management, resulting in a property investment that was in need of physical repair as well a a route to increasing investment income and yield..

We provided the client with a long term asset management plan which was then adopted.

Our role in this project includes:

  • Initial client consultation to define project brief and objectives

  • Let vacant floor in building and then obtain vacant possession when required to facilitate a refurbishment

  • Negotiate terms for a new lease with another tenant that has occupied 2 floors for more that 50 years but ultimately obtain vacant possession

  • Liaise with client and construction team over refurbishment of 3 upper floors of offices

  • Bring newly refurbished office floors to market post refurbishment
